How Affordable Housing Works!

  • Rivergreen Landing Apartments is an affordable housing community. Affordable housing provides financial stability by offering high-quality homes at rents lower than market-rate apartments. Unlike subsidized housing, rents are not income-based or adjusted. Instead, rents for each unit type are set at a fixed rate based on local income guidelines.

    If you live alone, you can earn up to $49,500 per year. If your household has four people, the combined income must be $70,740 or less. Your entire household's income is counted, including wages, tips, child support, and other sources.

  • The 5 Allowable Exceptions

    ​

    A household of full-time students can qualify for a LIHTC unit if at least one member meets one of the following criteria:

    1. Married: The students are married and eligible to file a joint federal income tax return.

    2. TANF: At least one student receives assistance under Title IV of the Social Security Act (e.g., Temporary Assistance for Needy Families).

    3. Job Training: The student is enrolled in a job training program receiving assistance under the Workforce Innovation and Opportunity Act (WIOA) or similar state/local agencies.

    4. Foster Care: The student was previously under the care and placement responsibility of a state foster care program.

    5. Single Parent: The household consists of a single parent with dependent children, and neither the parent nor the children

  • Yes, housing vouchers are welcome at Rivergreen Landing Apartments.  

    ​

    If your voucher covers part of the rent, you’ll need to pay the remaining amount. For example, if rent is $1,205 and your voucher covers $500, you’ll pay the remaining $705.

    ​

  • Water, sewage, and garbage are included in the rent. You'll need to pay for other utilities, such as electricity and internet.

  • Applications are reviewed in the order they are received. Here’s how the process works:

    ​

    1. Fill out a contact form HERE: Provide details about your income, assets, and household members. We will then send you an application where you will submit required documents like pay stubs, tax returns, and bank statements.

    2. Each adult pays a $35 non-refundable application fee.

    3. Screening: We review your income, rental history, credit history, and criminal background to make sure you meet the requirements for tenancy.
